South Bay Lake Champlain access
« on: Jan 03, 2022, 06:17 PM »
I know you can park at the state launch but is there a place to park down by pikes brook to get on the lower end of the bay?

Once the ice is safe if you take a drive down towards pike brook you will see the road almost completely blocked with parked vehicles at the access. You can't miss the clusterf***
Can I go fishing? Unless it’s on Brant, I can’t.

I had 3" of ice off pike brook last thursday. Except when i got there it was soft crappy ice that i was able to punch through in one spud 50%+ of  the time. I didnt want to go swimming so i bailed that day. Id expect all of that ice to have hardened up by now though

blaming it on shanty is fact. nobody drove an hour to fish South Bay ten years ago let alone 4+ hours or more. Guess fish307 really let the cat out of the bag on that one lol those rascals

Im sure IS & FB had something to do with it as well but i also can confirm ive heard 307 mention SB to people when i was in the store grabbing bait before. Definitely legs to the story as it wasnt just one time ive heard them give out SB and the pike brook access location to people inquiring

Folks keep calling it an access point

When you got on the ice down there the other day you walked between posted signs.

Am I missing something?

The way i viewed it was that water body is close enough to the road that it is within the ~32' of the center line of the road, thereby making it public access. Ive only been once so i cant comment to where the posted signs are. I do know that on HuntX you can zoom in to that area and it doesnt show any property owners for that section of marshland. I know the town owns the first ~32' of land from the median line per NYS highway regulations. The first 5' of most peoples property along roadways is owned by the town due to how the legislation is written, most people dont know that though. Also the reason its legal to park completely off the road, even if it is on somebodys lawn (not saying to do so, be respectful!) From what my knowledge is of the easement rules, and the way property lines are drawn up, i believe the access is legal despite the posted signs. If i had property there and with the amount of people showing up, id most likely have signage to in order to prevent people from cutting across my lawn etc.

This is a screenshot from HuntX. It doesn’t show any property owner for the marsh area that’s close to the road

additionally, you can see the property lines bumped out further from the road. Thats what im talking about by the state owning ~32' from the center line of the road. Based on that, you can look and conclude that the town owns that land between the end of the asphalt and where the water technically begins making the access in that narrow opening legal public access no matter the feelings of the people who live next door.

So you're telling me..

That you walked onto the ice where the brook flows into the marsh and usually doesn't freeze safely until the middle of the winter?

I agree with the kid who thinks on x is called huntx

The marsh should be fair game

But it rarely freezes safely.  And that's not where 99.99999 percent of folks hop on. They go through the private driveway that shows up on on x

Apparently some among us can walk on water

Apologies for the dyslexia, don’t use the app often, was typing quickly, and have had a whirlwind of a day dealing with the insurance company. Like I said previously tho, I’ve only been up once so that’s how I did it. Been on at the bridge before but never down at pike Brook. Drove up 2 hours last Thursday to fish it. Got there at 4:45am and it was all broken up along the shore. I rock muck boots so I wasn’t concerned about a little water, walked through bit of mud along waters edge until the ice sheets and went out to spud and check ice. Wasn’t safe, soft top and one spud 50%+, so unfortunately had to make the tough choice to go elsewhere despite the drive. Idk where people normally go on. I just went based off what I was able to determine would be the public access there. Id be pissed too if people were walking through my driveway without permission to get on the ice, that’s F’d up and as a homeowner I’d 100% put up posted signs.
