my brothers  has  been on 15  years  never a problem  my  nephew but a  metal roof on   new  construction  but  even that has a  water  biear underneath......  it's the  best roof  in the  snow belt  you can put on  ...coo coo   your in mexico all the  time i'll take  ya  over  and  you can check them out .... I am 100%  sure  you will  be putting one up

Hey Trap, I'm with you on this...I put the metal roof on over my old shingle roof over 10 years ago...no leaks, no problems at all.
My boots on some ice... A line down a hole...Some fish on the screen... And a flag in the air !......Winter is Good !!

To each, their own. I know firefighters hate them too and in some instances, your homeowners will not cover with a metal roof. If the roof is "up and over" with no valleys, flashing, or penetrations, then maybe a metal roof would be ok. Only with a tear off and proper ice shield and underlayments though. They are near impossible to walk on if you ever have to perform maintenance. The warranty period is only 40 yrs tops, with many companies installing 20 yr steel. And that is on the steel panels only. A properly installed asphalt roof is warranted for 50 yrs. I do a fair amount of metal on pole barns and garages, but have only installed 2 on houses. Again, just giving my opinion from the perspective of a professional in the industry. Good luck fishing everyone and hopefully everyones homes make it through this thaw.

first  lets  be  100% honest  ....  most  shingles  have  a  25  to 50 year  warranty ...it  is  a  limited  warranty that only  covers  defects  in the  shingles  themselves  often  this warranty is  voided   because  people  can not  show  roof has been periodically maintenanced. poor  instulation  is  also often  used .....  your  warranty  does  not  cover leaks  caused  by ice snow  or  any  type  of  damage ......

a  installer  can  give  you a  warranty  however that's  good  as  long  as  he's  in  business  ....  if  you  warranty my roof  for  50 years  will you still be  swinging a  hammer???? I  think not

you mention  insurance  and what your  saying is  not true you  will have  no problem  getting insurance   the rates  will be the  same  and   the  bank  doesn't  mind a  metal  roof on  a home  for  loans ...... metal roofs  make  all  standards and  building  codes

 i'm not  sure  exactly  where  you  come up  with  fireman  don't like a  metal roof ...  my  neighbor is a  fireman  and I helped  him  put his  on .....

remember  I  live  in a  area  that  often  sees 150  to 200 inches  of snow a  year  ...... most  new  roofs  going on are  metal.
it's  simple no  shoveling  no ice  dams  no  leaks

if  you  do  put  down  roofs  you  know  there is a  water  biarer  under  although   I respect   your  right to have a  different opinon then mine ...I  do  think  you  should  not  use  half  truths  or  misleading  statements  on  warrantys  fireman  and  insurance ......

Every word I spoke was the truth. Metal roofing makes it difficult for firemen to (A) climb on the roof and (B) cut through the roof to allow fire to vent and keep the damage to a minimum. This can cause excessive damage and liability in case of fire. I didn't say ALL insurance companies, I said some insurance companies will not insure. Just like they won't insure if there is no railing on your stairs, it's their discretion. And shingle warranties on a properly installed CertainTeed asphalt roof are for 50 yrs against manufacturing defects ON ENTIRE ROOF SYSTEM, INCLUDING UNDERLAYMENTS, FLASHINGS, AND TEAR OFF AND DISPOSAL COSTS AS WELL. (vs. 40 yrs for steel panels only, not screws, not underlayments, not tear off or disposal). Workmanship is warrantied for 25 yrs by CertainTeed even if I go out of business because I am a certified ShingleMaster Installer Company. You may love your metal roof, and yes it is great at shedding snow, but it is not a breathable material and unless you have a proper ventilation system, your roof deck will eventually rot due to condensation. I tell clients all the time, the most important aspect of roofing are the steps you can't see (preparation, ventilation, insulation, flashings, etc)

No but when I got home Saturday night from fish my furnace was make a funny noise and Sunday it stop making it but it also stopped making heat

well  built  lets  put it to the  test  ...first I called  my  locale  fire  dept they  said a  metal roof   puts  them in no more  danger then  a  shingled  roof in  fact less  because  there  is  less toxic  fumes   that they have  to content with or the  environment! 

number two GAF  offers  several  "LIMITED"  warrantys  and they come  with a  price ..... and restrictions just like a  car

name   these insurance  companys  that  refuse to  insure  homes  with metal roofs  because  it  sure  isn't  mine .....

truth is  my home  is  more  insurarable   with a  metal  roof then  with  shingle  ... less chance  of  it  collapsing  from  snow !  less  chance  of   leaking and  ice  dam  damage  .....less  chance  of wind damage .....

now  it  you want to  say  in your  opinion  or  that  shingle  look better to you  then  ok ......oh one  more thing  in the  off season do you  charge  to shovel roofs  ;D

I can see this discussion is going nowhere. I almost sense that I'm talking to a liberal, but your name suggests otherwise. I gave many valid reasons from my professional experience, without receiving any meaningful arguments against, except the opinion of a person that put maybe a handful of roofs on in their life. I do not appreciate being called a liar. That is something that I take very seriously. And no, I do not shovel roofs in the offseason, unless I'm helping out a friend, family member, or past customer. I actually shut things down for 2 months to enjoy ice fishing, get things done around the house, do some canine trapping, and just hit the reset button from a busy season
