Leather boot care/seam sealing

Hey guys I have a pair of Baffin Control Max boots for ice fishing. We didn't have ice last year so they have gone a year with no use/wear.

The boot uppers are leather and the lower is rubber. What do you guys suggest to use on the leather part to keep em waterproof and in good shape?

Also I'm thinking about sealing the seam between the upper and lower with some seam grip or aquaseal to keep water from seeping in that way in the late season when there may be some water on the ice. Any issues with this ( I couldn't see any, lol).

Snowseal....I've used it for more than 30 years to care for leather gloves, shoes and boots.

Obenauf's LP.  Awesome stuff but will leave a pleasant scent...maybe not ideal for boots that will be used for hunting Elk/Deer.

Snoseal is good stuff.  I make my own snoseal by mixing beeswax and neatsfoot oil - heat them together in double boiler until the wax melts.  You can adjust the proportions to make it just right for your needs.  I think my mixture is around 1 part beeswax to 2 parts oil.  Rub it generously onto the leather and then use a blow dryer to melt it all in.

Obenauf's heavy duty LP and/or  Obenauf's leather oil.  They also make a water shield but I have not used it.

I put on a coat of Schnee's Leather Conditioner and then a coat of Montana Pitch Blend it's a blend of pine pitch, mink oil, and beeswax and sold by Schnee's.
